Before I sell my house, I took a serious consideration in taking first a clear plan of action. This requires some hard line thoughts.

When the buying began, I need to know who my buyers are. If they are first-time buyers, then they gain more control of their environment by making the move from renters to homeowners. Nevertheless, it doesn’t really matter what type of group they are, as long as I can concentrate in improving my efforts by attracting them.

It’s summer time now, so, my wife and I dictates the right choices in decorating – summer style. Yes, when potential buyers knock on your door, welcome them with warm colors like yellow, red or maroon instead of chilled color scheme such as white, blue, green.

Because buyers still decide the result, I try to envision my self on their shoes when I sell my house. I ask and ask until I found out what they want. Whatever repairs they want to address, then I need to make their homes appealing to them.

When I show my home to potential buyers, I want the experience to be as enjoyable as possible. For the sake of safety, it's wise to have someone with you when you’re showing your home, but always send any small children or annoying pets to a friend's house until potential buyers have gone.

That's it, before the selling begun, I took time to work out a setting strategy that can help sell my house.

This is could be nerve-wracking when you buy your first home, let alone if you try to seal the deal unprepared.

You need to be very careful before committing to the purchase of a house. If the house has wood on the exterior, you need to consider the following issues.

When purchasing a house that has wood as exterior, some issues need consideration beforehand.

Although wood isn’t used more often compared to stucco and other materials, wood is still a beautiful material, particularly if you use it as the exterior of your home.

  1. Consider the piece of wood if it is rotting by simply taking a glance at it.
  2. Degradation is another. Look for soft areas by touching or poking your finger of the wood. This is a good indication that rotting will take place soon.
  3. Some other form of bugs or termites is infecting the wood. You have to kill it before it spread to other wood areas but this is costly.

Before you get attracted on the wood exterior of a home you're planning to purchase, don’t rely solely on its visual appearance but decide the merits of the house first.

Ways before Selling your House

Are you ready to sell your home for those potential homebuyers? Before you do, put a little attention to a few small details and you will be amazed at how much more appealing your house will be to those potential buyers!

  • Paint or wash the entire outside of the house, including shutters, window casings, and doors.
  • Wash windows to make them sparkle inside and out.
  • Clean the gutters and have the chimney swept.
  • Do any needed touch ups on the interior.
  • A fresh coat of paint on the most used areas of the house will make a big difference. This cleans and brightens up the rooms.
  • Wash any walls where paint is not appropriate such as on paneling or wallpaper.
  • Scrub the floors and bathroom tiles, and shampoo dirty carpets.
  • Get rid of all the clutter. Clean out your basement, closets, garage and attic. Use a temporary self-storage if needed.
  • Replace air filters to help keep the dust down.
  • Replace any bathroom and kitchen fixtures that look worn or are leaking. This is something that people really notice.
  • Clean under every sink. Fix any leaks, and then fix up any damage with contact paper or paint.
  • Remove any bad smells in your home, especially pet or cigarette odors. Place bowls of scented potpourri around the house.
  • When you are expecting potential buyers, put a batch of frozen cinnamon rolls or bread dough into the oven for a wonderful aroma.

Once you have done this few steps, you will see the reward of getting your house ready to sell.
